Mold remediation involves removing mold and affected building materials from the structure.  When performing a Mold removal extreme caution must be taken to contain the affected area.  Proper containment eliminates the risk of health related issues due to cross contamination from the affected area to the unaffected areas.  Every mold loss is unique and deserves extra special attention and consideration.

Assessing the Damage

In order to properly remove mold from the structure an inspection needs to be completed to assess the extent of the damages.  After a thorough inspection of the contents and structure McCardel Restoration will work with you and your insurance company to devise a plan for the mold remediation and removal.  Immediate cautions will need to be taken to prevent secondary damage to the structure and prevent cross contamination.  At all costs try to refrain from entering the affected areas as this will reduce cross contamination and eliminate any adverse health effects.

Containment & PPE

Before work can commence, the affected area will need to be contained properly.  This is obtained with a Negative air pressure system setup with HEPA filtration. This system will be utilized to eliminate cross contamination from one area to another and protect anyone else in the structure during this time.  Anyone permitted into the affected area will be required to wear proper Personal Protection Equipment (PPE).  They will need to stay suited while in the containment thru out the entire DEMO & Initial cleaning process.  No one will be allowed entry without the proper PPE.

Demolition

After the containment is set-up; materials deemed to be unsalvageable must be removed.  The items to be removed consist of any building materials that cannot be cleaned.  This includes all types of flooring, drywall, insulation, trim (including doors), and cabinets.  Structural members infected with mold that cannot be removed including: metal beams, framing material and concrete, are sanitized and sealed as needed.

Initial Cleaning

After the demo is done and all unsalvageable building materials are removed, a thorough mold remediation cleaning must be done.  This includes cleaning all remaining materials by utilizing the HEPA sandwich procedure which consists of wiping down with hand rags using the quarter fold process followed by a HEPA vacuuming to remove any contaminants still present.   This process is repeated twice to ensure a thorough cleaning.  This includes cleaning the concrete and applying a disinfectant.

Dryout

After the area is thoroughly cleaned it is time to dry the structures building materials to below Standard Moisture Content as needed.  Dehumidifiers and Air-movers will be strategically placed and monitored using a science called psychrometry to ensure the structure is drying properly.  This process typically takes less than three days.  

Final Cleaning

After the dry-out is completed and the equipment is removed, the affected area can be cleaned once more to ensure it is safe to reoccupy, then the containment can be taken down.  This includes a very thorough cleaning of all surfaces both affected and unaffected.  
PPE -consists of a full face 3M mask with OSHA approved HEPA filters, Tyvek suits, & gloves.
